Every Singapore property calculator and tool inside Roov

27 tools, built around three questions: can I afford it, is the timeline safe, and is it a good asset. Two of them — the stamp duty calculator and the home affordability calculator — work without an account. The rest need a free login, and the ones marked Pro need a Pro plan. Every statutory rate comes from a versioned table, and every guide cites its source.

Your real budget, in a minute

Type an income and what you hold; get the maximum price, the cash you need on the day after CPF, and the monthly at the stress floor and at your rate. Then the live rates page shows what banks are charging this week.

Your upgrade, dated and costed

Sell first or buy first, what the flat leaves you after the CPF refund, the two completion dates lined up, and the bridging cash between them. The questions an agent answers in a two-hour meeting, answered before you book one.

Is it a good buy, or just a good showflat

A valuation from real comparable sales, a scorecard from yield, momentum and lease, the rental cashflow after the mortgage, and the price by floor band from every recorded transaction at the project.

The market, unit by unit

Median prices and PSF by town and district over the last twelve months, the trend, the recent sales with storey and lease, and the launch price every land bid implies before a showflat opens.

Why the login is worth a minute

  • Your results are saved and carried forward: the affordability check feeds the roadmap, the roadmap feeds the timeline, and the report you download has your numbers on it.
  • Every figure is computed, not quoted. The statutory rates sit in a versioned table, the transactions are URA and HDB records, and each page says which rule bound and why.
  • No listings, no leads sold. When you want a licensed agent, you ask, with your own numbers already in hand.

Questions people ask

Which Roov tools are free?
The stamp duty calculator and the home affordability calculator work without an account. A free account adds the mortgage rates page with live SORA, HDB grant eligibility, the sale and purchase timelines, the true-cost comparator, the upgrade planner, market analysis by town and district, and the roadmap that lines them up for your situation.
What does Roov Pro add?
The tools that need unit-level transaction data or model a strategy: the investment scorecard, ROI and rental cashflow, HDB sale proceeds and stay-or-sell, decoupling, the loan booster and equity term loan, the progressive-payment simulator, GLS and en-bloc launch-price engines, the address lookup for MRT and 1km schools, and project-level searches in market analysis.
Where do the numbers come from?
Statutory rates — TDSR, MSR, LTV, BSD, ABSD and the stress floor — are read from a versioned rate table, never typed into a page. Transactions come from URA and HDB's published records. Every guide cites its primary source, and every calculator says which rule bound.
Is Roov a listings site?
No. Roov does not list properties. It answers the three questions that decide a purchase — can I afford it, is the timeline safe, and is it a good asset — and connects you to a licensed agent when you want one.

Start with the two that need nothing from you, then open the rest with a free account. No card, one minute.
