New home sales recover in September after the Hungry Ghost lull: where buyers went, in Roov's records

Roov · 2026-10-20

Developers sold 296 new private homes in September, excluding executive condominiums, according to the Urban Redevelopment Authority's figures. That is up from 153 in August, the fewest since February 2024, and above the 255 sold in September 2025, The Edge Singapore reported.

The bounce has a simple cause. The Hungry Ghost month ran from mid-August to 10 September, a period many buyers avoid, and developers held launches back until it ended. Underneath, the market has kept firming: URA's flash estimate put private home prices up 1.4 per cent in the third quarter, the fastest rise since 2024, which we unpacked in our look at the 3Q flash.

Where September's sales went

Roov's URA records show the month's buyers spread across projects already on the market rather than one big launch:

Terra Hill (Pasir Panjang): 32 units, median $2,209 psf The Sen (Upper Bukit Timah): 25 units, median $2,386 psf Amberwood at Holland: 24 units, median $3,020 psf Lentor Gardens Residences: 22 units, median $2,348 psf Union Square Residences: 21 units, median $2,813 psf Coastal Cabana EC: 19 units, median $1,811 psf

Amberwood at Holland, released in part during the month, sold just over 10 per cent of its 212 units, a muted start for a project in a popular expatriate area.

A year of lumpy months

New-sale volumes this year have swung with the launch calendar. In Roov's records, developers sold about 1,250 units in March and 1,530 in April, then a few hundred a month through the summer, with June and August the quietest. Months without a big launch look weak whatever the underlying demand, so one month's figure says less than the pattern across several.

October is already stronger. Lucerne Grand, CDL's 570-unit project in the west, sold about 61 per cent over its launch weekend, and new sales this month are on track to pass September's. We looked at how Lucerne Grand's price compares with resale nearby. Thomson Reserve, 1,268 units at Upper Thomson, opens for bookings on 31 October.

Land is the other reason prices are holding: projects coming to market now sit on land bought in 2022 to 2024, while this year's government land has cost more, as we set out in our review of a decade of GLS land prices.

What it means for buyers

A quiet month is a good month to look. With fewer launches competing for attention, sales galleries have more time for questions and developers more room on remaining units. Before you book, compare the launch with completed homes nearby on Roov's resale versus new launch comparison, check what each stage of payment will ask of your cash and CPF with the progressive payment tool, and read our guide to buying a new launch condo.

Interest rates have edged up this year, so settle your loan first. Our home loan rates guide covers fixed versus floating, and the affordability calculator shows what you can borrow on your income.
