How this calculator works

It applies the three limits a Singapore bank applies, in the order the bank applies them, using the rates in force today from the same table every Roov tool reads. Total Debt Servicing Ratio caps all your monthly debt at 55% of gross income, assessed at the 4% stress floor rather than your package rate; for HDB flats and ECs the Mortgage Servicing Ratio caps the home loan alone at 30%; and Loan-to-Value caps a first bank loan at 75% of the price, less if you still service a loan on another home. The smallest of the three is your maximum loan, and the page says which one bound.

From there it works forward to the cash: the downpayment split between cash and CPF, Buyer's Stamp Duty in its marginal bands, Additional Buyer's Stamp Duty by your profile and the number of homes you hold, and legal fees. The result is the minimum cash you need on the day, after your CPF Ordinary Account has done what it can — the figure that decides whether a purchase is possible, and the one most people find out too late.

Two rates, on purpose. Questions people ask

How much can I borrow for a home in Singapore?
Your loan is capped three ways. Total Debt Servicing Ratio limits all your monthly debt, including the new loan, to 55% of gross income, tested at a stress rate of 4% rather than the package rate. For HDB flats and ECs the Mortgage Servicing Ratio also caps the home loan alone at 30% of income. And Loan-to-Value caps the loan at 75% of the price for a first home loan, lower for a second or third. The smallest of the three is your maximum.
What does the 'stress test' mean?
Banks must assess whether you could still service the loan if rates rose to a floor set by MAS — currently 4% — regardless of the rate you will actually pay. Roov shows both: eligibility at the floor, and your real monthly at the package rate you enter.
How much cash do I need upfront?
The downpayment is the price less the loan; part of it must be cash and the rest can be CPF Ordinary Account savings. Add Buyer's Stamp Duty, any Additional Buyer's Stamp Duty, and legal fees. The calculator shows the minimum cash after your CPF is applied, which is the figure that decides whether a purchase is possible.
Does variable income count?
Yes, with a haircut: commission, bonuses and self-employed income are counted at 70% under MAS rules, and the calculator applies that automatically by income type. With two borrowers the loan tenure is set by the income-weighted average age, and ABSD by the buyer with the highest liability.
