Buy.Buyer's Stamp Duty is charged in marginal bands on the price or the market value, whichever is higher — each band's rate applies only to the slice of the price inside it, which is why the effective rate on a large purchase is lower than the top band. Additional Buyer's Stamp Duty is added on residential property by who is buying and how many homes they already hold: a citizen's second home pays 20%, a permanent resident's first 5%, a foreigner 60%. Rent. A tenancy agreement attracts lease duty, paid by the tenant within fourteen days of signing. For a lease of up to four years it is charged on the total rent for the term, including any furniture or service charges bundled into the rent; for longer or open-ended leases, on four times the average annual rent.
Sell.Seller's Stamp Duty applies when a residential property is sold inside the holding period that was in force when it was bought, at a rate that steps down each year. - How is Buyer's Stamp Duty calculated in Singapore?
- BSD is charged in marginal bands on the purchase price or market value, whichever is higher — a low rate on the first slice, rising through the bands, so only the part of the price above each threshold pays that band's rate. The calculator applies the bands in force today and shows the total.
- Who pays ABSD, and how much?
- ABSD applies to residential purchases on top of BSD. A Singapore citizen's first home pays none; a citizen's second is 20% and third or later 30%; a permanent resident pays 5% on a first home and 30% on a second; a foreigner pays 60%; entities and trusts pay the top rate. A joint purchase is assessed at the highest rate among the buyers.
