City Developments sold 350 of the 570 homes at Lucerne Grand over its launch weekend of 3–4 October, about 61 per cent. CDL put the average price across the project at $2,480 psf; that is the average of all units offered, not of those sold. About 93 per cent of the buyers were Singaporeans.
It is the first new private launch in Jurong West in a decade: the last was Lake Grande in 2016.

What it is
Lucerne Grand is a 99-year mixed-use development of five 17-storey towers over Lucerne Galleria, a ground-floor mall with a supermarket and food outlets, linked directly to Lakeside MRT on the East-West Line. It stands on the Lakeside Drive land parcel URA sold in June 2025, a 13,485 sqm site zoned for homes over first-storey shops.
Prices start at $1.498 million for a two-bedroom of 624 sq ft, $1.988 million for a three-bedroom of 883 sq ft and $2.788 million for a four-bedroom premium of 1,152 sq ft. The two-bedroom and four-bedroom premium types sold best, at about 87 per cent of those released; three-bedrooms sold about 61 per cent.

At $2,480 psf, Lucerne Grand is priced above every one of them, about 29 per cent above Lake Grande next door. Buyers are paying for a new project with an MRT station and a mall downstairs, in an area that has not had one for ten years. Who is buying
Mostly families from the west, buying to live in, which is why the larger units sold well. For an HDB owner upgrading, the step is large: in Roov's HDB records, Jurong West five-room flats have resold for a median $631,000 this year and executive flats for $778,000, while a three-bedroom here starts near $2 million.

The bigger picture
Lucerne Grand is one of three large launches this quarter, with Thomson Reserve and The Serra Residences, that together bring about 2,000 new homes.
